Fire & Life Safety Audit Checklist for Facility Managers in India

Industrial safety inspection and EHS audit at a manufacturing facility

Facility managers, EHS heads and operations teams often need an independent fire and life safety audit before occupancy, after a facility modification, as part of a periodic assurance programme or when addressing critical fire risks. A structured audit helps identify deficiencies in escape arrangements, fire protection systems, emergency preparedness and maintenance evidence.

What should a fire and life safety audit cover?

  • Means of escape: exit routes, staircases, fire doors, emergency lighting, exit signage and obstructions.
  • Fire detection and alarm: panels, detectors, manual call points, audibility, fault indications and maintenance records.
  • Firefighting systems: extinguishers, hydrants, hose reels, fire pumps, sprinklers and special suppression arrangements where applicable.
  • High-risk areas: electrical rooms, DG sets, kitchens, LPG or gas storage, combustible storage and loading areas.
  • Emergency readiness: emergency response plan, evacuation arrangements, emergency response team, training and mock drills.
  • Documents and approvals: available Fire NOC conditions, fire-system drawings, inspection and testing records, defects and corrective-action logs.

Different facilities need different fire audit priorities

Factories: examine production processes, utility rooms, combustible materials, contractor activities and emergency response interfaces.

Warehouses: review fire load, storage configuration, blocked aisles, charging stations, fire protection coverage and access for emergency response. A broader warehouse safety audit can also cover vehicle and material-handling risks.

Offices, IT parks and commercial buildings: examine shared escape routes, tenant interfaces, fire-system maintenance and building management responsibilities. See our facility safety audit service.

Hospitals, hotels and educational campuses: account for sleeping or vulnerable occupants, assisted evacuation, kitchens, laboratories and staff response.

What should management receive after the audit?

Request an agreed scope, a risk-prioritised observation register, photographic evidence where appropriate, corrective-action recommendations, a management summary and clear ownership of follow-up actions. Detailed functional testing, engineering certification and statutory approvals should be separately specified when required.

How do you appoint a fire safety audit company?

Share the facility location, occupancy, floor area, number of buildings, available fire approvals, current systems and desired audit scope. Ask the provider to clarify auditor competence, site man-days, reporting deliverables and whether corrective-action follow-up is included.

Safety Zest offers fire and life safety audit services across India and fire safety audits in Bengaluru, with risk-based reporting and optional CAPA support.

Audit criteria depend on occupancy, applicable laws, authority conditions and the agreed scope. An independent audit does not replace statutory approval or competent-person certification.
